Russian Hill

The neighborhood of Russian Hill is bordered on the south by Nob Hill, to the north by Fisherman’s Wharf. North Beach is on the east side of the neighborhood and it west side is bordered by Pacific Heights, Cow Hollow and the Marina.

The neighborhood takes its name from a small Russian cemetery discovered at the top of the hill during the Gold Rush. The bodies probably belonged to Russian fur traders and sailors from Fort Ross, which was an old Russian outpost north of San Francisco. The bodies were removed and the largest Russian presence in San Francisco is now in the Richmond district.

Lombard Street is the most famous aspect of the neighborhood. The one-way section between Hyde and Leavenworth Streets has eight sharp switchbacks which were designed in 1922. to reduce the hills natural 27% grade. Lombard Street is one of the biggest attractions in San Francisco and this section is frequently crowded with tourists who also ride the Hyde Street cable car line.

From the top of the hill there are views of the Bay Bridge, Marin County, Golden Gate Bridge and Alcatraz. Because of the steep nature of the hill many streets are staircases in sections and there are many pedestrian-only lanes with beautiful landscaping and exceptional views.

The Alice Marble Tennis Courts are hard courts at the top of the neighborhood. There are four courts and a basketball court adjacent to the tennis courts.

This affluent and picturesque neighborhood has been showcased in movies and television.

Shhh….Don’t tell anyone..but San Francisco’s Housing Market is Hot!

You’re not reading it in the pressbecause it is contrary to their story line of the moment but the housing market in this City does have a weakness…..not enough inventory! The best example are the statistics through the end of May for condos in the popular central City neighborhoods of Castro/Noe Valley/Duboce Park, et al…inventory dropped 25% and sales went up 16%. It doesn’t take a rocket scientist to realize you’re entering a zone of rising prices. The single family home market has been in this area since March/April.

Two other examples are our recent sale at 1901 Pacific (see detail in our property feature section). It sold to an all cash buyer within 4 days at $2.395million. I toured a loft listed for $3.2million on Brokers’ Tour and the agent, a friend, told me he had 3 buyers and one got to the finishline within 24hours of it hitting the market with an all cash offer at asking price. The buyer profiles are typical of our market too. 1901 Pacific sold to international Asian buyers and the loft to a 20-something techie with a fat checkbook from an IPO.

The sunset is bordered on the north by Golden Gate Park, on the south by Sloat Blvd, East by Arguello and 19th street on the west. It was not developed until after the turn of the last century and the housing is a mix of architectural styles from row house style stucco homes by the beach to renovated Victorians further inland.

Though it generally has more fog than the rest of the city it also has park perfect sunny days of sunshine and flowers blooming in the Botanical Gardens. The proximity of both Golden Gate Park and Ocean Beach make this an incredibly attractive neighborhood.

The neighborhood is an ethnic tapestry resulting in a varied group of restaurants, bars and retail shops. The “Little Shamrock” is the second oldest bar in the city and is located across from Golden Gate Park.

The neighborhood is served by the N-Judah line which also provides easy access to BART Stations.
